REAL ESTATE AGENCY SERVICES
The services rendered under Estate Agency involve:-
- Advise on property investment.
- Arranging and seeking suitable properties for occupation.
- Advise on marketing and purchase of residential, commercial, agricultural and industrial properties.
- Securing tenants and negotiating leases.
- Advise on the best mode of disposing a property utilizing the best marketing strategy for effective disposal.
- Provide an objective outlook on the marketability of client's property.
- Assist in defining client's needs and focus on target market.
ESTATE AGENCY FEES
i - Sale or Purchase
(a) Land and Buildings
2.75 % on the first RM500,000.
2 % on the residue over RM500,000.
(b) Chattels including Plant and Machinery
10 % of the proceeds.
Minimum Fee:
As above, but may be subject to a maximum discount of 30 % if the sale price of the property exceeds RM20 million.
The above scale applies to any sale or purchase by way of private treaty, tender or any other mode of disposal or acquisition.
ii - Abortive Cases
For each auction meeting scheduled to be held or postponed, the following charges shall be payable (PER LOT):-
RM50,000.00 to RM100,000,000 - RM300.00
RM50,001.00 to RM300,000.00 - RM400.00
RM100,001.00 to RM500,000.00 - RM500.00
RM300,001.00 to RM750,000.00 - RM700.00
RM500,001.00 to RM1 million - RM800.00
RM750,001.00 to RM1.5 million - RM1,000.00
RM1,500,001.00 to RM3 million - RM1,500.00
RM3 million and above
iii - Pawn Sale Auction ( Forfeited Pledges)
5 & of total proceed ( Minimum Fee : RM50.00 )
iv - Inventories / Lotting
For making, checking inventories, lotting of furniture and effects, ornaments and other movable properties for auction purposes:-
RM75.00 per hour or RM400.00 per working days of 8 hours.
( Minimum Fee : RM100.00 )
v - Additional Claims
Actual costs incurred in necessary travelling, accomodation and subsistence away from the base and on notice displays and equipment, plans, printing copies of documents, lithography, advertisements, hire of auction premises and furniture, postage, telephone charges, handling and serving of notices and other reasonable costs related to the auction shall be payable.
