PAVILION RESIDENCES & RAFFLES HOTEL

                 Located in the Bukit Bintang area of Kuala Lumpur’s Golden Triangle and sitting atop a 5-star rated shopping mall of the same name, the luxurious Pavilion Residences, developed by Urusharta Cemerlang, comprises 163 condominium units in the 43-storey Tower 1 and 205 units in the 50-storey Tower 2. It is an integrated development with units pegged at RM1,300psf, up from RM1,000psf three years ago. Opened to the public in late 2007, the price of the condo units is about twice what the other condominiums in the Bukit Bintang vicinity are fetching. It was reported that Tower 2 had been fully sold to high net worth individuals from 18 countries including Malaysians who accounted for 60% of the purchasers.

                Rentals for such luxurious residential units range between RM12,000 to RM22,000 per month depending on the floor size, floor level, view and whether it is furnished or unfurnished.

                Tower 1 is owned by IMMO Pavilion, a local holding company within the IMMO Portfolio Target Return Fund managed by SEB Asset Management, an European real estate fund manager. It was reported that DTZ Nawawi Tie Leung Sdn Bhd had been appointed the exclusive marketing agent for the remaining units of Tower 1. Still available are 1-bedroom units of 680 sq ft, 2-bedroom units of 1,200 sq ft to 1,500 sq ft, 3-bedroom units of 2,000 sq ft to 2,600 sq ft, 4-bedroom units of 3,300 sq ft to 4,200 sq ft and duplexes of 5,700 sq ft to 7,100 sq ft. The prices are expected to appreciate with the imminent opening of the Raffles Kuala Lumpur in 2011 within the development.

Some of the room types available are shown in the table to the left. Amongst the common facilities available at the Pavilion Residences include the following:-

24-hour security service, a reception area, a business centre, a swimming pool, wading pool, sunning deck, tennis court, BBQ pits, functions room, aerobics/yoga/multipurpose room, multi purpose hall with kitchen facilities, spa treatment room, outdoor exercise area, outdoor children’s playing area, landscaped garden, laundry, changing room and key card access for residents.
